Transactions & deadlines

Deal workflows, milestone tracking, and the reminder system.

Creating a transaction

A transaction is created from the property, the parties involved, and the key contract dates. From the contract type and the effective date, Home3 PRO generates a workflow with the milestones that transaction type requires.

What gets generated

Inspection periods, financing contingency deadlines, appraisal windows, title review, and closing - each with a calculated due date derived from the contract terms rather than entered by hand.

Milestones

Each milestone in a transaction carries a due date, a responsible party, and a status. Completing one can trigger the next where the contract makes them sequential.

▪
Calculated dates

Deadlines derive from the contract effective date, so amending that date shifts the whole timeline rather than requiring manual correction.

▪
Ownership

Milestones can be assigned to yourself, a team member, or a coordinator, so it is clear who is responsible.

▪
Status

Each milestone is pending, in progress, complete, or at risk. At-risk items surface on the dashboard.

Reminders

Reminders fire ahead of each deadline on a schedule you control - typically several days out, then again as the date approaches. They can go to you, to a team member, or to the client.

Reminders are a tool, not a guarantee. Home3 PRO does not assume responsibility for missed contractual deadlines; the agent remains responsible for the transaction.

Pipeline view

All active transactions appear in a single pipeline, ordered by urgency rather than by creation date. Deals with imminent or overdue milestones sort to the top.

The pipeline can be filtered by stage, by assigned agent, or by client, which matters once you are running more than a handful of deals concurrently.

Transaction limits

Buyer tier supports 3 active transactions; Agent supports 10. See Utility & tiers.
