Data & coverage

Where Home3 data comes from, how current it is, and where coverage is uneven.

Where data comes from

Home3 does not generate property data. It aggregates from listing providers, public records, and specialist datasets, then presents the result in one place.

▪
Listing data

Active and recent listings from the providers covering a given market.

▪
Public records

Sale history, tax assessments, and ownership records where the jurisdiction publishes them.

▪
Market data

Pricing trends, days-on-market, and comparable sales derived from transaction records.

▪
Risk data

Flood, fire, and environmental indicators from published mapping and hazard datasets.

How current it is

Update frequency differs by source. Listing data refreshes frequently; public records update on the publishing authority's schedule, which can lag by weeks or months.

Where a figure has a meaningful date attached - a last sale, an assessment, a risk map revision - Home3 shows it, so you can judge how much weight it deserves.

Coverage varies

Coverage is not uniform. A property in a major metropolitan market typically has deep data behind it; a rural property may have listing data and little else.

What that looks like in the app

Where a source does not cover a property, Home3 shows the gap rather than filling it with an estimate. An empty risk indicator means no data was available, not that no risk exists.

Absence of a risk indicator is not evidence of absence of risk. Where data does not cover a location, commission an independent assessment rather than treating the gap as a clean result.

Accuracy and limitations

Aggregated data carries the errors of its sources. Listings contain mistakes, public records lag transactions, and risk models are estimates rather than measurements.

Home3 presents this information to support your decision, not to replace professional verification. A survey, inspection, appraisal, and legal review remain necessary parts of a property purchase.

Reporting a problem

If a property shows incorrect information, report it from the property view. Where the error originates with a source provider, corrections depend on that provider's own update cycle.
